I help you understand the role of preapproval, connect the financing process to your home search, and work alongside your lender so you know your purchasing power and estimated cash requirements before making an offer.
We identify your priorities, preferred locations, must-haves, nice-to-haves, and deal breakers so your search stays focused on homes that actually fit your needs.
I help you look beyond staging and listing photos to consider layout, condition, maintenance, neighborhood, long-term ownership costs, and resale considerations.
When you find the right home, we evaluate comparable sales, competition, property condition, market activity, financing, contingencies, and your risk tolerance before deciding how to structure the offer.
Once your offer is accepted, I help coordinate the many moving parts — earnest money, inspections, title, disclosures, appraisal, financing, deadlines, final walk-through, signing, and closing.
You do not need to be ready to make an offer.
A first conversation can simply help you understand whether buying makes sense right now, what your budget might look like, how much cash you may need, and what steps could put you in a stronger position.
